In Texas, Sellers Shield offers multiple form options.
We provide the TXR Seller's Disclosure Notice and the TREC Seller's Disclosure Notice, as well as related addenda required when completing those forms.
Partnered Brokers have the ability to select a form preference so that all sellers are provided with the same form experience.
Brokers have the following options:
- TXR Seller's Disclosure Notice sent automatically on all invites
- TREC Seller's Disclosure Notice sent automatically on all invites
- Agent selects the form to send on each individual invite
- Seller chooses whether they would like to complete the TREC or TXR Seller's Disclosure Notice
If your broker has selected to send either the TXR or TREC form on each invite, or has designated that your seller should choose, you will not see available forms when sending invites. The designated form preference will be sent automatically.
If your broker has chosen to allow agents to select the form to send for each invite or you are not connected to a partnered broker, you will see the following options when submitting the invite.
If you select "Let my seller choose" your seller will be given the option of the TXR or TREC disclosure when they access their account. They will also have the option to preview a PDF of each form, in order to help them make a decision.
Additional Addenda provided:
Both the TXR and TREC disclosure will automatically provide additional forms based on how sellers answers the questions that require additional addenda. For example, if a seller answers "yes" to "was the property built before 1978?", then the Lead-Based Paint addendum will be included for your seller to complete.

We also offer the Addendum Containing Notice of Obligation to Pay Improvement District (PID). However, we do not have a way to know if the seller's property is in a PID, so we will send you an email after each invite is submitted asking if your seller needs to complete the PID. If yes, please respond back and we will send the PID to your seller. Once it is completed and signed, the completed form will be emailed to you. If your seller does not need to complete the PID, you can disregard the email.
